1. Who is YEG Home Buyers?

YEG Home Buyers is a team of Edmonton locals who purchase, renovate, and bring life back to houses all over the Greater Edmonton area. The company is run by John, who purchased and renovated his first house (a half duplex in Fort Saskatchewan) in 2018, and has been hard at work around Edmonton ever since. We also work with an excellent team of other local Home Buyers, Developers, and Realtors in order to connect you with the best professionals if we are not the right fit.

2. How Does Your Process Work?

Out of all of the things we get asked, this is the most common. Let’s break it down:

1. Once you Submit Our Form, John will call you to get more information about your Edmonton house and discuss the options.
2. We do research on your home to determine a fair cash offer. In most cases we can give you ballpark numbers over the phone, and then put together an appointment to see the house.
3. During the appointment (which is usually an hour or less) we’ll take a look at the house, and write up an offer with you. This offer is free, no obligation, and no pressure – we want to make sure that you are confident that we are the right choice for you. So if you aren’t ready to make a decision at that time, we will just leave the offer with you and you can reach back out in a few days once you make your decision.
4. Closing is set based on your selling timeline, and you receive cash for your house at closing! That’s it!

3. How do you determine the price to offer on my house?

Our process is very straightforward. We look at the location of your Edmonton house, what repairs are needed, the current condition of the house, and values of comparable houses sold in the neighbourhood recently. By doing this we figure out what we can sell or rent the home out for in the future once we have upgraded it, and work backwards from this to arrive at a fair price that works for us and works for you too.

4. I’m not desperate to sell or even in a hurry! Is a house buying company right for me?

Surprisingly, most sellers that sell to “we buy houses” businesses are not desperate to sell, or trying to avoid foreclosure. Many choose this option simply due to bad experiences with the drawn out process of listing their Edmonton house with an agent, don’t want to deal with the headache of showings, don’t want to deal with repairs, and just don’t want the hassles of selling a house the traditional way.

5. Should I list my house with a real estate agent, or sell to a home buying business?

This is the big question! Selling to an Edmonton home buying business is faster, easier, and requires significantly less time and effort on your part, especially if your house needs work or is in poor condition. You will not need to worry about repairs, cleanup, unknown closing dates, or commission fees. However, because our business model is centred around improving properties, brand new houses and recently renovated houses are often a better fit for listing on the market.

6. Is A “We Buy Houses” Company Right For Me?

The genuine answer is… maybe! We are a tremendous fit for homeowners who want convenience, simplicity, and a worry free house sale. This being said, there ARE situations where you will be better served by listing your house with an Edmonton real estate agent, or even working with another local home buying business. For example maybe you have a very central home with a small square footage, which could be a great fit for selling to an infill builder or developer – in that case we would probably refer you to a local developer who would be a better fit to buy your Edmonton house. We will always inform you of all available options when first chatting with you.

7. Can I choose my closing date?

Absolutely! We work on the timeframe that is best for you. Just because we have the ability to make the process of selling your Edmonton house fast, doesn’t mean that it needs to be. We are more than happy to give you as much time as you need to move.

8. Do I need to make any repairs or clean?

Nope, you don’t need to lift a finger, we buy Edmonton houses as is. Shingles in poor condition? Old car in the backyard? Leaky sink? Leave it all to us, we specialize in making this process as stress free and easy as possible for you. This is because we will fixing up the house anyways – our team will typically donate items in good condition, and dispose of items that aren’t in good shape at a local Edmonton Eco Station.

9. What types of homes does YEG Home Buyers buy?

YEG Home Buyers purchases Edmonton houses (ie bungalows, 2 storeys, bi-levels, split levels, etc), half duplexes, townhouses, and condos in any condition! We do not purchase mobile homes, acreages, or small condos in apartment buildings.

11. What will happen to my home if I sell it to YEG Home Buyers?

Often Edmonton homeowners are concerned about what will happen to their house after the sale, and do not want to see it torn down and replaced with a skinny house or duplex. We are an Edmonton house renovation company, so we will be upgrading your house and bringing it back to it’s former glory, and then reselling it (typically to a young family) – NOT tearing it down.

No. Selling your house to YEG Home Buyers does not cost you any money. There’s no service fee, we don’t charge a commission or closing cost on Edmonton houses we buy. There is absolutely zero obligation for you. Once you tell us a bit about your house, we’ll take a look at things, call or email (whichever you prefer) you to find out a bit more, and make you an offer that’s fair for both of us. From there, it’s 100% your decision on whether or not you’d like to sell your Edmonton house to us.
